Virgin Money manages mortgages and loans between family and friends. Commodore helped the firm construct their own new home in Waltham. The build-out spanned three floors, 10K sf each. The fourth and fifth floors were fit-out for immediate use and the sixth for future expansion.
The new space includes offices, conference rooms, a kitchen/bar/lounge area for large gatherings, an ample open office area and extensive floor preparation.
The fast-track, 10-week schedule was challenged by the existing layout and low ceiling heights. The ceiling design preceded the mechanical design. This dictated the project schedule, with extensive, up-front coordination between architect, engineer and MEP trades necessary to accommodate the design. Construction took place simultaneously on all three floors.
Virgin Money is seeking LEED certification for their new home. As the construction manager, Commodore was responsible for the sustainable practices of recycling construction debris, separating drywall and cardboard. Overall construction materials were regional and maintained the required percentage of recycled content. Indoor air quality was ensured by using low VOC products, including carpet. Dust was minimized by the use of HEPA filters. Existing HVAC systems were encapsulated to prevent dirt and debris from entering.
The design provided for a high-end-lighting package and controls that maximize daylight. Bamboo flooring, stone countertops, recycled open-office furniture and windows with recycled content are found throughout the space.
A flush-out procedure was conducted at the conclusion of the project. Prior to tenant move-in, clean air from outside was forced through the space to ensure fresh air in the system. |
