The upgrade of 3 laboratories and the installation of an environmental cooler room took place in this occupied, highly regulated, secured area. Construction was executed adjacent to an operational laboratory, requiring the complete non-interruption of existing services in the building. The need to pass through multiple levels of security to reach the EPA construction site, required careful coordination of trades and deliveries.
Improvements were made to the laboratory exhaust and gas systems. Because the architect and engineer were located remotely, with limited opportunity to visit the site, special measures were taken to streamline the communication process. The client particularly appreciated Commodore’s collaborative approach, which included creating field as-builts of the MEP systems and photographing the electrical systems in order to solve RFIs.
Despite multiple stakeholders and strict governmental processes, the team worked in harmony to approve and process change orders and to complete the work without interruption to the building.
