When
California-based Marvell Semiconductor acquired a local division of
Intel, they needed more office space immediately. With the
acquisition date fast approaching, there was little time to find a
new space that would meet their needs. Commodore was brought on
board to help select the right facility. Even before the building
was chosen, work began on developing the schedule and scope of
design. There would be no time to spare during construction.
Just days before
construction was slated to begin, a 35,000 SF space in an occupied
building was identified. Commodore was ready. The equipment had been
released. Materials were ordered the day work started and then
quick-shipped to the site. It took less than five weeks to obtain
the certificate of occupancy for the initial 20,000 SF of space.
First to complete were the offices which had to be ready for the new
staff arriving from California. As part of this first phase,
Commodore coordinated the engineering and upgrade of all fire
protection, plumbing, mechanical and electrical work. New office
partitions, new finishes, including Marvell’s signature red, and new
carpet installation all took place in phase one. Many of the lights
were reused for cost efficiency. The computer labs were set up and
readied for Marvell to bring in their own equipment.
The second phase
of work took place over the subsequent eight weeks. The scope
encompassed laboratory areas, conference rooms and the cafeteria.
During this phase, air quality deficiencies were addressed and some
unique challenges posed by Marvell’s location on the 3rd floor of
the five-story building were overcome. A new HVAC system, including
an additional 50-ton roof top unit, duct distribution and variable
air volume units was installed to increase air flow. Additional
structural steel and a gas line to the roof were installed without
disrupting business for the building tenants.
An accelerated
schedule, a remote client, an occupied building and HVAC challenges
all required that communication lines remain open with headquarters
in California. Commodore focused on making the process easy and
getting the client moved in on time.
