Just days before
Christmas, McCall & Almy locked the doors to their offices on the
37th floor of One Post Office Square and left for the holidays. On
January 2nd, they returned to a brand new office. The construction,
which had initially been scheduled to take place over 9 consecutive
weekends, was completed instead in just 9 days. By accelerating the
schedule to fit the holiday break, Commodore spared the client both
expense and disruption. The compressed schedule succeeded because
Commodore worked closely with the client, their project manager, the
architect and designer, to identify risks to the schedule
up-front. Material lead times were the biggest challenge.
Materials were
ordered in October and November and stored in an onsite staging
area. Man-power availability was confirmed with all subcontractors
before contracts were awarded. The team laid out a detailed,
hour-by-hour schedule and stuck to it. The nine-day schedule allowed
zero-tolerance for delay. Although the project took place in single
shifts, nearby hotel rooms were reserved for the construction team,
just in case Mother Nature intervened with inclement weather that
could potentially delay the project.
The majority of
McCall & Almy’s staff took the week off. The few remaining used a
temporary space across the hall. This required the server room to be
up and running throughout construction. The rest of the 37th floor
was occupied by other tenants, so precautions were taken to avoid
disturbance. The electrical power line was taken down without
interrupting neighboring space. New carpet was express-shipped and
adaptations were made for a last minute change in ceiling tile.
McCall & Almy’s
new space includes private offices, a custom-built reception desk,
new glass entryway, improved conference room with curved glass
walls, custom lighting, carpet replacement, fresh paint throughout,
veneer doors and an upgraded kitchen. |
