Tech Target, an online and print media provider, moved all 430 employees into their new 90K sf Newton headquarters right on time and without a hitch. The renovation at Riverside Center included construction of open plan office space, a 1600 sf data center, a 3-story floating glass stairway, conference rooms, training rooms, a video production room, break rooms and kitchenettes. And an unusual schedule.
Tech Target's new space spanned three floors, but an in-place lease on the 2nd floor eliminated access to 50% of the project space until midway through construction. While 16 weeks were allotted from start to finish of the project, over 70% of the construction was executed in the last 8 weeks, once the 2nd floor tenant vacated and construction of the data center and 3-story interconnecting stairway could begin.
According to Eric Libby, Commodore's project manager, 85% of the planning was done in the first 8 weeks of the job, enabling the team to complete the bulk of construction on a fast track.
The renovation began with demolition of the 30K sf 3rd floor and construction of open office space, conference rooms, work stations and a break room. Simultaneously, the team had access to a portion of the 1st floor where construction began on training rooms, the reception area and more offices.
But the sequence of construction hinged heavily on access to the 41K sf of space on the 2nd floor. Even the 3rd floor renovations could not be 100% completed until the slab was cut open for the stair. At the half-way mark, the team was poised for a fast track finish. Each subcontractor was versed on the plan of attack. All the materials were on site and ready to go. Only 8 weeks remained to demolish the dense office layouts on the 2nd floor and part of the 1st floor, erect the steel, build the data center, cut the slab open, build the stair, the conference rooms, the training rooms with state of the art audio visual equipment and the video production room for world wide broadcasts.
The data center took under 5 weeks to complete. It included two new 15-ton computer room Liebert units, and the relocation of two existing 15-ton units from the 1st floor to the 2nd floor. The data center required installation of raised flooring, new electrical distribution tied into the generator, new tel data, UPS, 4 PDUs and 30 APC cabinets, and 800A ATS...all with an adjacent tenant whose operations could not be disrupted.
The floating glass stair took less than 8 weeks to complete. The stair is a focal point of the space, uniting the three floors and the employees of Tech Target. It is designed with glass guard rails, stainless steel hand rails and cladding, multiple intermediate landings, a millwork signature panel and accent lighting.
At the same time that Tech Target's space was being transformed, the Commodore team executed 30K sf of base building projects, including the fitness center, corridors, café and bathrooms.
