How
we think about risk

Risk. The last thing a client needs is a
general contractor who’s more interested in
mitigating their own risk than in helping clients
cope with theirs. Construction is full of risks.
Schedule risks, budget risks…what’s in the
ground-behind-the-walls-and-above-the-ceiling risks.
CBRM…Commodore
Builders
Risk
Management.
It’s an attitude and an action that drives the way
we deal with risk. Managing acceptable risk is an
integral part of our business. As construction
managers, we’d miss a major opportunity to serve
clients if our objective was to avoid risk. Instead,
we seek it out. We confront it head-on. We eliminate
potential issues one at a time by identifying them
up front and driving the proper course of action to
get the job done. We know our clients value
Commodore most when we manage their risk, and keep
them safe. Identifying risk up front is what makes
our projects and our clients succeed. |

The
way we look at pre-construction | Top |

As
the demands on our clients change, so do the demands
placed on us, their project planners and
construction managers. Global forces, competition
and the cost of real estate, are all elements that
drive the quickening pace of construction for our
clients. Commodore’s role is to adapt and respond
with an approach that expedites the construction
process, while carefully controlling the outcome.
At
Commodore, we begin a project by looking at the big
picture. We take the time to understand our client’s
goals. For them, new construction is a means to
another end. A new building or renovation
enables our clients to compete more effectively, to
re-vitalize communities, to invent new products,
educate students, attract top talent. We’re not just
building their new space. We’re partners,
helping clients meet their objectives and build
their success.
Before we begin building, we make sure we understand
all the elements that can effect the outcome of a
project. We determine the answers to every question,
up-front. We put them in a Project Definition Report
that becomes the foundation for our project and for
our partnership. We identify every risk and every
thing we’re doing to complete the project on time
and on budget. Because this foundation is laid early
in the construction process, our team is aligned on
the project scope, on the schedule and on the budget
before our client begins spending money.
This is a simple innovation, but one that our
clients value. It provides an accurate picture of
costs and schedule. It saves time and eliminates
change orders because the tough work of identifying
risk is done up-front. |

Smaller but Demanding Projects | Top |

Commodore is focused on our clients… not the size of their projects. We respond to clients who have smaller but still demanding projects that require the coordination and oversight of an experienced team and full-time superintendent. How do we provide that experience and expert supervision, without overburdening the project with staff costs? The key is having a stable of working superintendents, in addition to our larger project supers. These working superintendents have a dual role. They’re skilled carpenters who execute work and they’re on-site supervisors who manage subcontractors and site activities.
Commodore provides clients with a total response to their building needs. Whether a project requires a minor adjustment of a door or a major interior renovation, we maintain the same laser focus on client service. We adapt and respond with a nimble approach that expedites the construction process, carefully controls the cost and ensures an excellent outcome every time.
